The Regent Avenue School Artist Studio Condominiums

Welcome to The Regent Avenue School


The first time I saw this building was when I was looking for my own first property. I eventually bought a 3 Family Dwelling on Regent Avenue. A few years later Berg Design was hired by a Judge from Massachusetts to Design and Build some Multi-Family homes in providence.

One of them was a 3 Family Dwelling that was constructed of Modular Dwelling Units. I Managed the construction to excavate the site and construct the foundation in order to be able to receive the building.

Another one of them was a 5 Family Dwelling that was constructed of Modular Dwelling Units. I Managed the construction to excavate the site and construct the foundation in order to be able to receive the building. This property had another twist. In order to construct the building I had to construct a retaining wall. This retaining wall is over 20'-0" tall and over 100'-0" long.

The Regent Avenue School had been vacant for a long time, at that point and the Judge that I was working for purchased it, along with another vacant school in providence.

This property had been taken over by neighborhood children, Pigeons and neglect. I secured the property and provided basic floor plans to the owner.

Many years later there was an Artist that approached the property. He had a vision of rose pedals. As I look at the property now, I feel as if a small part of me was a part of his vision.

The elegance of design started with the removal of the Pigeon droppings. The next step was to demolish the previous heating system along with asbestos removal. We provided a negative air flow into a controled area while all of the asbestos was removed from the structure.

Once the HazMat was removed from the structure, the fun began.

We started at the bottom with the Elevator Shaft, the Water and Sewer connections and the Sprinkler System. I can remeber one day that we had a worker go into the basement to cut the pipe from the original sprinkler system. It took many hours, but eventually we got it cut.

The radiant floor heating system is another brilliant implementation. The 3 Boilers that are integrated with the individual private BTU & electric meters allows the management to subdivide the heating and electric bills accordingly.

One of the major accomplishments that I have enjoyed is overcoming the transfer of sound from one space to another. The Regent Avenue School project is the first project that was concerned with sound attenuation.
